Can non-residents get a Moroccan mortgage? Yes — here’s how

Several Moroccan banks — including Attijariwafa, BMCE and Banque Populaire — offer mortgages to Moroccans living abroad, and some extend them to foreign nationals.

Typical conditions: up to 70% loan-to-value for non-residents, terms up to 20 years and rates a few points above euro-zone levels. Repayments can usually be made from a convertible dirham account fed in euros.

The document list is manageable: passport, proof of income (three to six months of payslips), tax returns and bank statements. Many banks have diaspora desks in European capitals that handle everything remotely.

Budget for the extras: registration duties, notary fees and bank charges add roughly 7–9% to the purchase price. The fair-deal indicator on GrowMorocco listings helps you make sure the base price is right before you commit.
